Crescent Heights, Neighborhood Area 4 contains the most diverse housing stock in NE Tacoma.  About 390 single family homes are located in this area with a median home accessed at $141,200 and median lots accessed at $115,250.  Since some lots have unobstructed views of Mt Rainier, Puget Sound and the Olympic Mountains, a few properties are accessed for over $1,000,000.  The majority landuse in this neighborhood area is vacant land, over 173 acres.  Alderwood Park, one of two parks in NE Tacoma is a very small part of the total vacant land.  Most of this vacant land consists of steep ravines that drain the residential areas in the uplands into the Hylebos Waterway and Commencement Bay.  South of SR 509 are 43.7 acres of commercial / industrial properties.  Taking up 5.3 acres of Alderwood Park Kobetek Library and the NE Tacoma Fire Station.  Other residential makes up another 1.7 acres and consists of a couple small apartments and condominiums.  There is less than an acre in the infrastructure / utility landuse category.
